Я читал в одной книжке по real estate, что в штате Нью-Йорк, кажется, был создан прецедент, когда покупатель заставил продавца забрать дом назад, потому что он не указал в договоре купли-продажи наличие призрака, который по ночам гремел цепями и мешал спать. Т.е. он смог убедить суд в наличии оного призрака

B, конечно. Это простой вопрос: если есть ответ, в котором упоминается "только адвокат", то это всегда он и есть.

Очень интересный закон - сам покупатель вставить пункт может, дорогостоящий адвокат может, а относительно дешёвый брокер - нет? По идее, брокер должен знать немножко больше Джона Доу.

Они в некотором смысле потому и могут быть сравнительно дешевыми, что минимизируют свою юридическую экспозицию. Чуть какой вопрос, иди к адвокату (либо к инвестиционному аналитику), я, мол, в такие дела не лезу и ни за что не отвечаю.
